As of 19 October 2026, foreign freehold apartments in building C of The Astra Samui start at THB 3,687,000 (about €98,000, NBP average rate of 23 October 2026) and leasehold apartments at THB 3,421,000 (about €91,000, NBP average rate of 23 October 2026). On top of the price you pay fees at transfer, 12 months of common area fees in advance and a one-off sinking fund. For the cheapest freehold studio that comes to THB 3,752,437 in total, and for the cheapest leasehold studio to THB 3,487,198. The worked examples are further down.

Prices are in Thai baht, and the baht amount is the binding one. Currency conversions on this site are estimates only.

What the official price list covers

The developer sells The Astra Samui one building at a time. The developer’s official price list for building C, as of 19 October 2026. Prices after the VVIP launch discount, fully furnished. Building C on sale from 26 October 2026, 09:00 Thailand time. The developer releases the building A price list from 30 October 2026 and building B later. We will update this guide when the lists for A and B arrive.

The building C list has 71 apartments: 27 are offered in both freehold and leasehold, 7 in freehold only and 37 in leasehold only. They are on all four floors, from the ground floor to the 3rd floor. Floors follow the European convention; the developer’s plans count the ground floor as 1st floor.

Freehold here means foreign freehold: freehold ownership within the foreign quota of the condominium. Leasehold is a registered lease. Both are explained in the section on freehold and leasehold below.

Availability changes every day once sales open. The prices page shows which apartments are still free, and you can see each one on the apartments page.

Prices by apartment type

The table shows the lowest and highest price on the building C list for each type, after the VVIP discount.

Type Foreign freehold Leasehold
Studio THB 3,687,000 to THB 3,959,000 THB 3,421,000 to THB 3,674,000
1-bedroom THB 4,873,000 to THB 5,560,000 THB 4,522,000 to THB 5,159,000
1-bedroom plus THB 6,307,000 to THB 7,702,000 THB 5,853,000 to THB 6,005,000
2-bedroom THB 9,494,000 to THB 11,891,000 THB 8,650,000 to THB 9,400,000

A 1-bedroom plus has a bedroom and an extra room you can use as a study, a child’s room or a second sleeping area. Sizes per type, according to the developer: studio 26 m², 1-bedroom 34–35 m², 1-bedroom plus 40–48 m² and 2-bedroom 62–73 m². The price list gives each unit’s exact area, and that is the area the price is based on. It can differ slightly from the label on a floor plan.

Within one type, the price depends mainly on the view and the floor. If you are still deciding between the smaller types, our guide to choosing between a studio and a 1-bedroom goes through the trade-offs.

Prices by view

The developer puts every building C apartment into one of three view categories.

  • Pool access. Ground floor apartments with a balcony that opens straight onto the pool. On this list they are 1-bedroom plus and 2-bedroom units, offered in freehold only.
  • Pool view with an extra balcony. Apartments on the 1st, 2nd and 3rd floors that face the pool and have an additional balcony.
  • Standard. All other apartments, facing the garden, the walkways or the other buildings.
View Foreign freehold Leasehold
Pool access THB 7,702,000 to THB 11,891,000 not offered
Pool view with extra balcony THB 5,414,000 to THB 10,131,000 THB 5,024,000 to THB 9,400,000
Standard THB 3,687,000 to THB 5,212,000 THB 3,421,000 to THB 4,906,000

The ranges are wide because each category mixes types. A pool view studio does not exist on this list, for example, while 2-bedroom units appear in two categories. Our guide to pool access apartments helps you decide whether the ground floor is worth the extra cost.

Price per m²

Dividing each price by the unit’s area on the list gives these ranges, rounded to the nearest thousand baht:

Price per m²
Foreign freehold, all units about THB 142,000 to THB 162,000
Foreign freehold, pool access about THB 157,000 to THB 162,000
Foreign freehold, pool view with extra balcony about THB 149,000 to THB 159,000
Foreign freehold, standard about THB 142,000 to THB 149,000
Leasehold, all units about THB 132,000 to THB 147,000

The price per m² is lowest for standard units and highest for pool access, and it rises with the floor. Use price per m² to compare units of the same type, ownership and view, and the total price when you compare across types.

What the VVIP discount is

Each unit on the list has an asking price and a VVIP launch discount from the developer. The price we show, and the one the payment plan is based on, is the asking price minus that discount.

On the building C list, the discount is THB 200,000 for studios, 1-bedroom and 1-bedroom plus apartments, and THB 400,000 for 2-bedroom apartments. It is the same for freehold and leasehold. For example, unit C104 has an asking price of THB 3,887,000 in freehold, so after the discount it costs THB 3,687,000.

The discount is part of the launch terms, and we cannot say how long it will apply. What counts is the price on your quotation.

Payment plan

You pay for an apartment in three instalments, the same for freehold and leasehold. Payments: 30% by 22 December 2026 (less the reservation fee), 30% when the roof structure is complete (planned for February 2028), 40% at handover (planned for December 2028). The developer does not offer financing. The reservation fee comes first. Reservation fee: THB 100,000 (studio, 1 bedroom or 1 bedroom plus) or THB 150,000 (2 bedrooms), fully refundable until 22 November 2026, 17:00.

For unit C104 in freehold, the three instalments are THB 1,106,100, THB 1,106,100 and THB 1,474,800. The first amount is before the reservation fee is deducted. The construction dates are planned, not guaranteed, and the binding schedule is the one in your sale and purchase agreement (SPA). How a reservation works in Thailand is covered in our guide to the condo reservation agreement.

For foreign freehold, the money must come from abroad in a foreign currency, and each payment needs the right bank paperwork. Our guide to the FET form explains how to send it.

Total cost: two worked examples

The examples use the cheapest studio on the list in each form of ownership and the cost rules from the developer’s quotation sheets. Percentages are worked out on the price after the discount, as the quotation does. Common area fee: THB 50 per m² per month (12 months paid in advance). Sinking fund: THB 500 per m², one-off. Both are calculated on the unit’s area from the price list.

Cheapest freehold studio: unit C104

Area used: 25.97 m².

Item Amount
Price after VVIP discount THB 3,687,000
Transfer fee, buyer’s half (1% of the price) THB 36,870
Common area fee, 12 months in advance THB 15,582
Sinking fund, one-off THB 12,985
Total THB 3,752,437

Transfer fee: 2%, split equally (1% paid by the buyer). The Land Office charges the fee on the official appraised value, so the final amount can be a little different from the quotation’s 1% of the price.

Cheapest leasehold studio: unit C104

Area used: 25.97 m².

Item Amount
Price after VVIP discount THB 3,421,000
Lease registration fee, paid by the buyer (about 1% of the price) THB 34,210
Stamp duty (0.1%) THB 3,421
Common area fee, 12 months in advance THB 15,582
Sinking fund, one-off THB 12,985
Total THB 3,487,198

Leasehold: lease registration fee at the Land Department of about 1% of the price, paid by the buyer. Leasehold: stamp duty of 0.1% of the price. The fees, the common area fee and the sinking fund are paid at transfer. Add your bank’s charges and your lawyer’s fee, which depend on who you use. Our guide to Thailand property transfer fees explains each government charge and who usually pays it.

Freehold or leasehold: the price difference

For apartments offered in both forms, the leasehold price on the building C list is about 7% lower than the freehold price. In return you hold a lease instead of a title deed. Leasehold: a registered 30-year lease. Renewal is not guaranteed. Freehold for a foreign buyer depends on room in the foreign quota, and pool access units are offered only in freehold. More units are offered in leasehold (64) than in freehold (34). Our guides to freehold vs leasehold in Thailand and to the foreign quota explain what each choice means when you want to sell or pass the apartment on.

Questions and answers

Which buildings does The Astra Samui price list cover?

The official list dated 19 October 2026 covers building C, the first building released for sale. According to the developer, the building A list follows on 30 October 2026 and building B later. We add each building to the prices page when its list arrives.

Is the price on the list the final price?

The price we show is the asking price minus the VVIP launch discount, as set by the developer. It is fixed in Thai baht. The binding price is the one on your quotation and in your sale and purchase agreement, so check it there before you pay.

Is leasehold cheaper than freehold at The Astra Samui?

Yes. For the same apartment, the leasehold price on the building C list is about 7% lower than the freehold price. Not every apartment is offered in both forms, and the buyer’s fees differ, so compare the total cost, not only the price.

What is included in the price?

According to the developer’s quotation, air conditioning, furniture and a water heater are included. Fees at transfer, the advance common area fee and the sinking fund are paid on top, as shown in the cost examples in this guide.
