Questions and answers about The Astra Samui

A new low-rise, resort-style condominium in Bophut on Koh Samui, Thailand. It has 237 residences in 3 buildings (A, B and C), each of 4 storeys plus a basement level, arranged around a lagoon pool and tropical gardens.

• Architecture, facilities and interiors

The developer is a Thai company listed on the Stock Exchange of Thailand (SET), based in Chiang Mai, and an award winner at the Dot Property Awards. Varsovia Estate sells the apartments as the project’s sales agent.

Handover planned for December 2028 (Q4 2028), according to the sales documents. It is a target, not a guaranteed date. The documents link it to the first phase of the project, so ask us which phase your apartment belongs to. The roof structure is planned for February 2028.

Four: studio (26 m²), 1-bedroom (34–35 m²), 1-bedroom plus (40–48 m²) and 2-bedroom (62–73 m²). The 1-bedroom plus has a bedroom and an extra room you can use as a study, a child’s room or a second sleeping area. Sizes are according to the developer; each unit’s exact area is on its unit card.

Apartments measure about 26–73 m², from the studio to the largest 2-bedroom layout. Ceiling height: 2.6 m. The documents do not yet say whether the area includes the balcony; ask us about a specific unit and we check it for you.

A 70 m tropical lagoon pool, 3 lobbies and a lounge, a fitness centre (garden views and a full cardio setup) and a sauna, set in tropical gardens around the lagoon pool. Full list: lobby, lagoon pool, fitness centre and sauna.

A limited number of ground-floor residences with direct pool access from a private balcony. In the apartment selector you can filter for them and see where they are on the site plan.

The documents do not promise a sea view. Residences look onto the lagoon pool or the tropical gardens. Each unit card shows the building, the floor and the side the apartment faces.

We use the European convention: ground floor, 1st, 2nd and 3rd floor. The developer’s plans count the ground floor as the 1st floor, so a unit marked “2nd floor” on a Thai plan is on our 1st floor. The buildings have 4 storeys plus a basement level.

Yes. Parking is free of charge. The number of spaces is not published yet.

The building has key-card access and CCTV.

It is about 300 m to Bophut Beach, according to the developer. Fisherman’s Village is 850 m away and Chaweng Beach 6.3 km.

7.3 km to Samui International Airport, according to the developer. The island has its own international airport (Samui International Airport).

Yes. According to the developer: Wattanapat Hospital 1.8 km, Thai Inter Hospital 3.6 km and Bangkok Hospital Samui 6.1 km; Big C 2.4 km, Lotus’s 3.7 km and Central Samui 6 km.

Yes. International School Samui is 3.3 km away and Lamai International School 12.9 km, according to the developer.

Prices start from THB 3,700,000 (about €98,000, NBP average rate of 23 October 2026). That is the foreign freehold starting price, and it already includes the launch promotion. The price of each apartment depends on its type, size, floor and building. We send the full price list after a short form.

Because the baht price is the one in your contract. Euro and US dollar amounts on this site are estimates at the NBP average exchange rate of 23 October 2026, and they move with the rate.

It depends on the unit. Each unit has its own price and area on the developer’s price list, so ask us about the units you like and we work out the price per m² with you.

We recommend one. An independent lawyer in Thailand can check the SPA and handle the transfer for you. Varsovia Estate does not give legal or tax advice.

Yes. Every apartment comes with: kitchen units: cabinets, stone worktop, induction hob and sink; sofa and TV unit in the living area; bed frame with drawers and a mattress; built-in wardrobe; balcony set: 2 lounge chairs and a small table; air-conditioning; water heater and a fully fitted bathroom (vanity unit, mirror, shower). Based on the show apartment. The final list is confirmed in the sale and purchase agreement.

• What comes with the apartment

Two optional packages that prepare an apartment for guests. Rental Ready: everything a guest needs from day one: bed linen and towels, kitchen equipment, small appliances, curtains and basic decor, all durable and easy to maintain. Signature Resort: package A plus full resort-style dressing: rugs, artwork, lighting, decorative furniture, premium bedding, a styled balcony, smart TV and a safe. Pricing: priced on request by the furnishing partner; installed before handover.

Smart TV and safe come with the Signature Resort package only. For other appliances, ask us for the current list for your apartment; the sale agreement confirms it.

We do not give rental income forecasts. Income depends on the season, the apartment, the rate you set and the manager you choose. If letting matters to your decision, talk to a licensed rental manager on Koh Samui before you buy.
