237 residences in 3 buildings (A, B and C), about 300 m from Bophut Beach, according to the developer. Below: what you would own, what it costs to hold each year, and how letting works in this building. There are no return forecasts, because nobody can honestly promise one for a building that is not finished.

Why Bophut

Koh Samui is Thailand’s second-largest island, after Phuket, with its own international airport (Samui International Airport). From The Astra Samui, the airport is 7.3 km away, according to the developer, so getting here for your own stays does not involve a ferry or a long transfer.

In Bophut, an owner or a tenant can handle ordinary daily life close by. Distances are according to the developer.

Why it matters for an investment: the things that make Bophut easy to live in are the same things a tenant or holiday guest looks at. That is a reason to look closely at the location, not a promise of bookings.

Low-rise by design, and few plots near the beach

Building rules keep the island mostly low-rise, so good plots near the beach are scarce (according to the developer).

The Astra Samui follows that pattern: 4 storeys plus a basement level, in 3 buildings (A, B and C), set around a 70 m tropical lagoon pool. Project area: about 17,600 m² (according to the developer). No tower, no long corridors of identical doors.

Two honest limits, so you can weigh them now rather than after a visit. The building is not on the beachfront: the beach is about 300 m away. And plan on a garden or pool outlook rather than a sea view. Residences look onto the lagoon pool or the tropical gardens.

Buy to let on Koh Samui: what is possible here

You can let your residence yourself or through a rental management company. There is no hotel programme. No rental income is promised.

In practice that leaves two routes. You can let the apartment for longer stays, to people spending a season or a year on the island, and look after it yourself or through a local agent. Or you can aim for shorter holiday stays through a rental management company.

Thai law sets strict rules for short-term letting of condominium units, and those rules decide which route is open to you. Income from letting is taxed in Thailand and possibly in your home country too. Check both with a lawyer and a tax adviser before you count on any income. This is not legal or tax advice.

We do not publish occupancy rates or rental yields for The Astra Samui. Any precise figure for a building that is still to be built is an estimate, and if the estimate turns out wrong, you are the one who pays for it.

What owning costs

Instead of a return figure, here is what you pay. Amounts are in THB first, with an estimate in your currency.

When you buy

  • Reservation fee: THB 100,000 (studio, 1 bedroom or 1 bedroom plus) or THB 150,000 (2 bedrooms), fully refundable until 20 November 2026, 17:00.
  • Payments: 30% by 20 December 2026, 30% when the roof structure is complete (planned for February 2028), 40% at handover (planned for December 2028). The developer does not offer financing.
  • Transfer fee: 2%, split equally (1% paid by the buyer)
  • Sinking fund: THB 500 per m², one-off

Every year

  • Common area fee: THB 50 per m² per month (12 months paid in advance)
  • Electricity, water and internet, billed on usage.
  • If you let the apartment: the manager’s fee, if you use one, and tax on the rental income.

Calculated from the developer’s rates and the size range of each type. The exact figures for your unit follow from its area in the price list. (NBP average rate of 23 October 2026.)

Furnished to let: the Rental Ready package

Every apartment is handed over furnished, with the kitchen, sofa, bed, wardrobe, balcony set and air-conditioning in the standard list.

Based on the show apartment. The final list is confirmed in the sale and purchase agreement.

If you plan to let from day one, the developer’s package A, Rental Ready, adds everything a guest needs from day one: bed linen and towels, kitchen equipment, small appliances, curtains and basic decor, all durable and easy to maintain. Package B, Signature Resort, goes further: package A plus full resort-style dressing: rugs, artwork, lighting, decorative furniture, premium bedding, a styled balcony, smart TV and a safe. Prices for both packages are available on request.

A third option: custom-made furniture by Livo / Thailand Kitchens. Made-to-measure kitchens, wardrobes and built-in joinery, plus interior styling, whether you plan to let the apartment or live in it, with an office and installation team on Koh Samui. See their work at thailandkitchens.com

Selling later

Resale before handover is possible once the 30% down payment is paid. Changing the buyer’s name: THB 5,000 administrative fee, once the down payment is paid and the SPA signed.

After handover you sell the way any owner does. A foreign freehold title can pass to another foreign buyer within the condominium’s foreign quota; Thai law allows foreign ownership of up to 49% of the total unit area in a condominium. This is not legal advice.

What we cannot tell you is the price you will sell for, and we will not guess.

Checking a Thailand property investment: our list

The questions we go through with every buyer, and where The Astra Samui stands on each.

  1. Who is building it? A Thai company listed on the Stock Exchange of Thailand (SET), based in Chiang Mai, and an award winner at the Dot Property Awards.
  2. Are the approvals in place? Environmental approval (EIA) is expected in February 2027. The sale and purchase agreement is signed once it is granted.
  3. Are payments tied to construction? Payments: 30% by 20 December 2026, 30% when the roof structure is complete (planned for February 2028), 40% at handover (planned for December 2028). The developer does not offer financing.
  4. Whose name is on the title? Foreign freehold: the unit title deed is issued in the buyer’s own name. Before you reserve, ask us whether the foreign quota still has room for your unit.
  5. What does it cost to hold? The common area fee and the sinking fund are set out above.
  6. What exactly is in the apartment? Based on the show apartment. The final list is confirmed in the sale and purchase agreement.
  7. What happens after handover? The developer provides a construction warranty after handover (the period is not stated).
  8. Is the letting plan realistic? There is no hotel programme. No rental income is promised. Read the short-term rental rules before you count on holiday lets.
  9. Has someone independent read the contract? We recommend having the sale and purchase agreement checked by your own lawyer.

How to buy a condo in Thailand as a foreigner

Currency and exchange rates

The price in THB is the binding one. Apartments are priced from THB 3,700,000 (about €98,000, NBP average rate of 23 October 2026). Use the EUR / USD switch to see your currency.

You pay in stages, from the first instalment to handover (handover planned for December 2028), so your cost in euros or dollars moves with the exchange rate between payments. For foreign freehold, funds must come from abroad in a foreign currency (not Thai baht). The buyer pays any transfer charges.

The three instalments for an apartment at the from-price
Instalment Share Amount
First instalment 30% THB 1,110,000about €29,000
Second instalment 30% THB 1,110,000about €29,000
At handover 40% THB 1,480,000about €39,000

The date of each instalment is in the payment terms earlier on this page.

This shows sensitivity to the exchange rate, not a forecast. At today’s rate the from-price is about €98,000. If the rate moves by 5% either way, that becomes about €93,000 or about €103,000.

Questions about investing in The Astra Samui

Is Koh Samui a good place to buy property?

That depends on what you want from it, and we will not answer with a forecast. What we can give you are facts: Koh Samui is Thailand’s second-largest island, after Phuket, with its own international airport (Samui International Airport). Building rules keep the island mostly low-rise, so good plots near the beach are scarce (according to the developer). Foreigners can own a condominium unit here as foreign freehold or leasehold. Nobody knows future prices or rental income for a building that is still to be built.

Does The Astra Samui have a hotel programme or a rental guarantee?

No. There is no hotel programme. No rental income is promised. You can let your residence yourself or through a rental management company.

Can I sell before completion?

Resale before handover is possible once the 30% down payment is paid. Changing the buyer’s name: THB 5,000 administrative fee, once the down payment is paid and the SPA signed. This is not legal advice.
