This page explains what theastrasamui.com stores on your device, why, and for how long. Nothing optional is stored until you say yes, and you can change your mind at any time.

Who is responsible
This site is run by Red Jasper Studio LLC, trading as Varsovia Estate, sales agent for The Astra Samui. It is the controller of the data described here. Contact: info@varsoviaestate.com. Full details, including your rights, are in our privacy policy.
What we use and why
Necessary: always on
These keep the site working and remember choices you make yourself. We don’t need your consent for them and you can’t switch them off in the banner, though you can delete them in your browser. They:
- remember your cookie choice, so the banner doesn’t come back on every page;
- remember whether you picked the day or night theme, and that you’ve already seen the tip about the theme switch;
- remember whether you picked euros or US dollars for price estimates on the English pages (Thai baht always comes first);
- remember that you paused animations;
- remember that you’ve already sent a form, so the brochure link stays available and you aren’t asked again (for 90 days);
- stop the contact invitation from reappearing after you’ve seen or closed it;
- show your first name on the thank-you page, just once;
- protect our forms from spam with Cloudflare Turnstile.
Analytics: only with your consent
These show us how the site is used: which pages people read, where they leave, whether a form is awkward to fill in, how quickly pages load. We use Google Analytics 4, with Google signals and ad personalisation switched off. We send it page addresses without query strings, and we never send it your name, e-mail address, phone number or the link to your private offer.
Marketing: only with your consent
With this consent, Lilka’s chat from HighLevel can load in the background so it opens straight away, and Google’s advertising signals are switched on in Consent Mode. We don’t use the Meta pixel or Google Ads remarketing today. If we switch them on, they will load only with this consent, we will add them to the list below and the banner will ask you again.

Things that load only when you click
A few features come from other companies and stay off until you choose to use them:
- Chat with Lilka, our AI assistant. The chat loads when you open it from the quick-actions button, or in the background if you accepted marketing. From then on HighLevel stores the chat items listed above, and the widget loads a font from Google Fonts.
- Videos. You first see a still image. The YouTube player loads only after you press play, in YouTube’s privacy-enhanced mode (youtube-nocookie.com). From then on YouTube’s own rules apply, and YouTube may store items on your device.
- Google Maps. The location page shows our own drawing. The Google Maps link opens Google’s site, and Google’s rules apply there.
Our fonts and the 3D model of the project are served from our own server, so no other company learns about your visit when they load.
How consent works here
- On your first visit, a banner offers three buttons of equal weight: “Accept all”, “Reject all” and “Settings”. Nothing is ticked in advance.
- Until you choose, only the necessary items work. Google’s tags stay off completely (Consent Mode in basic mode), and no marketing tool loads.
- The banner speaks the language of the page: English here, Polish under /pl/. Your decision covers both.
- When we add a tool or change this policy, we ask you again.
- If you reject analytics and marketing, the site works exactly the same. You can still browse the apartments, download the brochure and talk to us.
Changing or withdrawing your consent
- On this site: click “Cookie settings” in the footer of any page (or the button at the top of this one) and change the switches. Withdrawing consent doesn’t affect anything that happened before.
- In your browser: you can delete cookies and site data, or block them for this site. Delete everything and the site forgets your theme and currency choice, and the banner appears again.
Other companies and transfers abroad
Google, Cloudflare and HighLevel (our CRM and chat provider) may process the data their tools collect outside the European Economic Area and the UK, including in the United States. So would Meta, if we switch its pixel on. The safeguards that apply, and the full list of recipients, are set out in our privacy policy, under recipients and transfers.
The rules we follow
We apply one standard to every visitor, wherever you are: the EU one. Storing or reading information on your device is governed by the national rules implementing Article 5(3) of the ePrivacy Directive (in Poland, Article 399 of the Electronic Communications Law) and, in the UK, by regulation 6 of PECR. Processing of personal data is governed by the GDPR and the UK GDPR. Where analytics or marketing data is personal data, the legal basis is your consent. Visitors in the UK are also asked for consent before analytics loads.
Questions people ask
- Does the site work if I reject everything? Yes. Browsing, the apartments, the brochure, the forms and the chat all work without analytics or marketing cookies.
- I accepted on the English site. Will the Polish pages ask again? No. Your choice applies across the whole domain. We only ask again when this policy or the list of tools changes.
- Do you put my contact details into analytics or sell my data? No. Your name, e-mail address and phone number never reach analytics or advertising tools through cookies. What happens to the details you type into a form is explained in the privacy policy.
Changes to this policy
This is version 2026-10-23 of the policy. When the list of tools changes, we update this page and its version date, and the banner asks for your consent again. The English and Polish versions always carry the same date. Other legal information about the site, including how to read prices and visualisations, is in the legal notice.
