This page explains who runs theastrasamui.com, what the information on it is and isn’t, and who owns the content. If anything here is unclear, write to us and we’ll answer in plain English.

- Visualisations are illustrative. Project details come from the developer and may change.
- Prices in Thai baht (THB) are the ones that count. Amounts in euros or US dollars are approximate conversions, shown with the date of the exchange rate.

Who runs this site
theastrasamui.com is run by Red Jasper Studio LLC, trading as Varsovia Estate, 651 North Broad Street, Middletown, Delaware, USA. Contact: info@varsoviaestate.com.
Varsovia Estate acts as sales agent for The Astra Samui. We present the project, answer questions, prepare offers and help buyers through reservation and purchase. We are not the developer, and we neither build nor own the project.
The developer is a Thai company listed on the Stock Exchange of Thailand (SET), based in Chiang Mai. It has given us written permission to use the project name, visualisations, film and logo on this site.
Information, not an offer
The descriptions, plans, prices and availability on this site are information for people considering a purchase. Prices are indicative. None of this is an offer that can be accepted, and it does not create a contract.
A purchase is governed only by the documents you sign: the reservation agreement and the sale and purchase agreement (SPA) with the developer. Where this site and those documents differ, the documents apply.
Project information
The facts about The Astra Samui on this site come from the developer’s documents. We publish a fact only after checking it against a document, and each one carries the date it refers to. Distances, areas and dates are given according to the developer.
The project has not been built yet, so details can change during design and construction: layouts, areas, finishes, equipment, shared facilities and timings. Apartment areas are approximate until the price list and your agreement confirm them. Floors follow the European convention; the developer’s plans count the ground floor as 1st floor.
We update availability in the apartment shop regularly, but it can lag behind sales. An apartment is reserved for you only once the developer confirms the reservation.
Visualisations and images
Every image of the buildings, gardens and interiors is an illustrative visualisation prepared for the developer, and each one is labelled “Illustrative visualisation”. Some, such as the night versions, were edited with AI tools from the developer’s originals, keeping the architecture as designed. The furniture, decoration, planting, light and views in them show the idea of the project. They do not describe exactly what you will receive.
Photos of Koh Samui are captioned as photos of the island, never as photos of the project. Some decorative graphics on the site, such as backgrounds and textures, and the image of our AI assistant were made with AI tools. They never show the buildings or interiors of The Astra Samui.
Prices and currency conversions
Prices are set in Thai baht (THB), and the THB figure is the one that counts. Prices on this site are indicative and are not a binding offer. They can change until your reservation is confirmed. The price that binds you is the one in your reservation agreement and SPA.
Amounts in euros (EUR) or US dollars (USD) are for orientation only and are marked “about”. We convert them at the average exchange rates published by Narodowy Bank Polski (NBP), Poland’s central bank, in its Table A, calculated as cross rates. The date of the rate is shown next to the amount. Your bank will use its own rate and may charge fees, so what you actually pay in your currency will differ.

Our pages and guide articles explain in general terms how buying a condominium apartment in Thailand works. This is not legal advice, and it is not tax or investment advice either. Rules on ownership, tax, rentals and visas change, and your position also depends on where you live and pay tax.
Before you sign anything, we recommend talking to an independent lawyer in Thailand and a tax adviser in your own country. Nothing on this site is a recommendation to invest. When we write about renting out an apartment, we describe a possibility. We do not promise any rental income, any return or any future price.

The name The Astra Samui, its logo, the visualisations and the project film belong to the developer, and we use them with its written permission. The texts, the design of the site, the guide articles, our own graphics and the PDF brochure belong to Varsovia Estate. Photos from other sources are credited in their captions.
You’re welcome to share a link to any page. Copying texts, images or the brochure for commercial use needs our written permission, and for the developer’s materials, the developer’s too.
Our AI assistant
Lilka, who answers in the chat, is an AI assistant, not a person, and she says so when the chat opens. Her image was generated with AI. She answers from the same checked facts as this site, but she can still get things wrong. Prices, availability and legal matters are confirmed by an advisor or by the documents you sign. You can ask for a person at any point in the chat.

Spotted a mistake?
