Where to buy a condo in Koh Samui: Bophut, Chaweng or Lamai

Most condos for sale on Koh Samui are on the north and east coasts, in Bophut, Chaweng and Lamai. Choosing an area to buy in is not the same as choosing a beach for a holiday. You are looking at the whole year, the drive to the airport and the hospital, the noise at night and who might rent or buy the apartment from you later.

Most condos for sale on Koh Samui are on the north and east coasts, in Bophut, Chaweng and Lamai, with fewer in Maenam and Bang Rak. Choosing where to buy is a different decision from choosing where to stay on holiday. You are looking at how the area lives all year, how far the airport and the hospital are, what you hear from the balcony at night and who might rent or buy the apartment from you later. This guide compares the main areas from that angle.

We are Varsovia Estate, the sales agent for The Astra Samui, and that project is in Bophut. So we give the drawbacks of every area, Bophut included. If you want a lifestyle view of the island, read our guide to where to live in Koh Samui. This one is about buying.

Buying is not the same as choosing a holiday spot

On holiday you pick a beach for two weeks. An apartment you keep for years, so five things matter more.

  1. The whole year, not the high season. A street that is busy in February can be quiet in October, and a calm bay can have a building site behind the fence. Visit out of season if you can.
  2. Everyday access. The airport, a hospital, a big supermarket. The ring road gets congested, so a map usually underestimates the drive.
  3. Noise. Bars and a night market are fun on holiday. They are less fun under your window every night of the season.
  4. Who rents or buys after you. Even if you never plan to let the apartment, the next buyer will judge the area as you do. We describe rental demand in words here, not numbers, because no honest figure can be promised.
  5. Supply. The more similar apartments nearby, the more competition when you let or sell.

For scale, a June 2025 report by the consultancy C9 Hotelworks counted 2,882 residential units for sale on Samui in 117 projects, and 70% of them in Bophut. Bophut is also the name of a subdistrict that covers much of the north-east coast, so in statistics it can mean more than the area around the beach. Either way, the market is small and new projects cluster in the north-east.

Bophut

Bophut is on the north coast, between Maenam and Bang Rak. Its centre is Fisherman’s Village, an old fishing village with restaurants on the sand and a Friday night market. The Tourism Authority of Thailand (TAT) groups Bophut with the calmer beaches on the island.

What works in Bophut for a buyer:

  • A short drive to the airport and to the private hospitals in the north-east. We list distances from the project below.
  • A quieter beach than Chaweng, with restaurants and large shops close by.
  • Chaweng is near when you want more going on, but you do not live in the middle of it.

What to weigh up:

  • On Friday evenings Fisherman’s Village turns into a walking street with a market. If an apartment is right on the main street, you will notice it every week.
  • Much of the island’s new supply is here, so when you let or sell you compete with your neighbours. Build quality and management matter more as a result.
  • The main road through Bophut can be slow in the high season.

Our guide to living in Bophut covers daily life in more detail. To see the Bophut condos for sale at The Astra Samui, go to the apartments section, and the Bophut location page shows where the project sits.

Chaweng

Chaweng, on the east coast, is the busiest part of the island. It has the longest strip of hotels, bars and clubs, and the Central Samui shopping centre on Chaweng Beach Road. TAT puts it among the lively beaches.

The case for Chaweng is that everything is close: shops, restaurants, gyms and cafés to work from. The airport is near. Short-stay guests often look for a room here, but the same guests are also targeted by more hotels than anywhere else on the island.

The case against is noise in the evening and late at night in parts of the area, traffic and crowds in the high season. Choosing a street in Chaweng is a bit like choosing a floor in an apartment building: a few streets away from a bar makes a big difference. Look at the area on a Friday night as well as on a Tuesday morning, and ask what is planned for the plots around the building.

Chaweng Beach is 6.3 km from The Astra Samui, according to the developer. That is close enough for dinner or shopping, while you sleep somewhere quieter.

Lamai

Lamai, on the south-east coast, is a town of its own, with its own shops, services and an international school. TAT groups it with Chaweng as a lively beach, but the pace is usually more relaxed.

What Lamai offers is independence. You can live there without driving north every day, and the beach is long. Some buyers choose it precisely because it is further from the main tourist traffic.

There is one drawback, and it matters. Lamai is further from the airport and from the hospitals in the north-east than the other areas on this list. If you fly several times a year or need regular medical care, time that drive before you buy. For scale, Lamai International School is 12.9 km from The Astra Samui in Bophut, according to the developer.

Maenam and Bang Rak in brief

Maenam is on the north coast, west of Bophut. TAT lists its beach among the quieter ones. It suits people who want calm above everything else and do not mind driving to Bophut for big shopping trips and hospital visits. The airport is further away too. Varsovia Estate has an office in Maenam, so we know the area well and are happy to show it to you.

Bang Rak is the area around the Big Buddha temple in the north-east, the closest to the airport. Ferries to Koh Phangan and Koh Tao leave from Bangrak Pier. Being close to the airport cuts both ways: a short transfer, but in parts of the area you will hear aircraft. Before you buy, check whether the building sits under the approach path.

Choeng Mon, a small bay on the north-east tip, is calm and compact. Choeng Mon Beach is 8.3 km from the project, according to the developer.

Airport, hospitals and schools: distances from Bophut

The distances below are the developer’s figures for The Astra Samui. We do not know whether they were measured in a straight line or by road, so treat them as a guide and drive the routes that matter to you.

Place Distance from The Astra Samui
Bophut Beach about 300 m
Fisherman’s Village 850 m
Chaweng Beach 6.3 km
Choeng Mon Beach 8.3 km
Samui International Airport 7.3 km
Wattanapat Hospital 1.8 km
Thai Inter Hospital 3.6 km
Bangkok Hospital Samui 6.1 km
International School Samui 3.3 km
Lamai International School 12.9 km
Big C 2.4 km
Lotus’s 3.7 km
Central Samui 6 km

The island has its own international airport (Samui International Airport). For an owner who flies in a few times a year, a short transfer helps on every trip, and if you let the apartment it helps your guests too. Our guide to hospitals and international schools has the detail on each one.

Low-rise building and what it means for your view

There are no tower blocks on Koh Samui: building rules keep the island mostly low-rise, so good plots near the beach are scarce (according to the developer). In May 2025 the Royal Gazette published a new environment ministry notification on environmental protection areas for Koh Samui, Koh Phangan and Koh Tao, and the island also has a municipal ordinance on areas where building is prohibited. The detail depends on the zone of each plot, so we do not summarise it in figures here.

For a buyer, three practical points follow:

  • Your view is less likely to be blocked by a tall building. That does not mean nothing will be built next door. Ask what is around the plot and who owns it.
  • Check any “sea view” in a listing on site: from which floor, over what, and whether it looks across a plot that is for sale.
  • Low-rise rules limit supply in the best spots, but they do not set a price. Read this as a description of the market, not a forecast.

Projects on a hillside or very close to the shore deserve an especially careful permit check by your lawyer. That applies in every area of the island.

Questions to ask about every area

Take this list on your viewing trip and write down the answers for each area you see.

  1. How long is the drive to the airport on a Friday afternoon, not on a Sunday morning?
  2. Where is the nearest hospital with an emergency department, and how do you get there at night?
  3. What can you hear from the balcony at 11 pm in the high season?
  4. Is there a bar, a club, a temple with loudspeakers or a market street nearby?
  5. What stands on the neighbouring plots, and what could be built there?
  6. Is the building under the aircraft approach path?
  7. How many similar projects are going up within a few streets?
  8. Who buys and rents here: families, couples, remote workers, holidaymakers on a week’s stay?
  9. Can you walk to the beach, or do you have to cross the main road?
  10. What is the area like in November, in the rainy season?

The Astra Samui in Bophut

The Astra Samui is a low-rise, resort-style condominium in Bophut on Koh Samui, in Surat Thani province. According to the developer, Bophut Beach is about 300 m away, Fisherman’s Village 850 m and the airport 7.3 km. So the project is in the calmer part of the area, not on the market street.

Residences look onto the lagoon pool or the tropical gardens. We do not promise a sea view, because the developer’s documents do not describe one. The buildings have 4 storeys plus a basement level, in line with the island’s low-rise character.

You can see the layout of the buildings, the pool and the apartments on the site plan. Available apartments and prices are in the apartments section. If you would like to talk about the areas with someone who lives on the island, book a call with our team in Maenam.

Questions and answers

What is the best area to buy a condo in Koh Samui?

There is no single answer, because the areas differ in pace and access. Bophut combines a calmer beach with a short drive to the airport and the private hospitals. Chaweng has the most going on and the most noise. Lamai is a town of its own, further from the airport. Maenam is quiet at the cost of longer drives. Pick the area where you would enjoy an ordinary week out of season, not only a holiday.

Chaweng or Bophut: which is better for buying a condo?

Chaweng is the busiest part of the island, with bars, hotels and a large shopping centre. Bophut is calmer, with Fisherman’s Village and restaurants on the beach, and Chaweng is a short drive away. If you want to live in the middle of things, choose Chaweng and check the exact street. If you would rather come home to somewhere quiet, choose Bophut.

Is Lamai a good place to buy a condo?

For some buyers, yes. Lamai has its own shops, services and an international school, so you can live there without driving north every day. The drawback is the longer drive to the airport and to the hospitals in the north-east of the island. If you fly often, time that journey before you buy.

Where are most new condos for sale on Koh Samui?

According to a C9 Hotelworks report from June 2025, 70% of the residential units for sale on the island were in Bophut. Bophut is also the name of a subdistrict that covers much of the north-east coast, so the figure refers to a wider area than the beach itself. Plenty of supply means choice, but also competition when you let or sell.

Do the low-rise rules on Koh Samui protect my view?

Partly. The island’s building rules limit how high and where you can build, so there are no tower blocks. That does not mean nothing will be built on the plot next door. Ask what is planned around the building and have a lawyer check the zoning before you pay extra for a view.
