How much space do you need? Koh Samui condo sizes from studio to 2 bedrooms
Square metres on a floor plan say little until you picture a week in the apartment: where the suitcases go, where you work, where a guest sleeps. This guide matches the four sizes at The Astra Samui to the way different households actually live.
Two people can look at the same floor plan and reach opposite conclusions. One sees a generous studio, the other a room with no space for a desk. The difference is not the square metres but how you plan to live: alone or as a couple, for two weeks or six months, working or on holiday, with guests or without.
This guide goes through the four apartment types at The Astra Samui by household rather than by price. It does not cover letting or running costs; that comparison is in studio or 1 bedroom condo in Thailand. Choosing a building, a view or a floor is covered in how to choose an apartment at The Astra Samui.
Sizes at a glance
The developer gives these areas for the four types. Each apartment’s own area is on its unit card in the apartment finder.
| Type | Area | Bedrooms | Sleeps | Layouts |
|---|---|---|---|---|
| Studio | 26 m² | 0 | 2 | Studio |
| 1 bedroom | 34–35 m² | 1 | 2 | A and B |
| 1 bedroom plus | 40–48 m² | 1, plus an extra room | 2–3 | A, B and C |
| 2 bedrooms | 62–73 m² | 2 | 4 | A and B |
Across the project that is about 26–73 m². One thing we cannot tell you yet is whether these areas include the balcony, so when you compare them with another project, ask for the area on the unit title deed. Prices in the project start from THB 3,700,000 (about €98,000, NBP average rate of 23 October 2026), and the prices page shows the indicative grid.
Solo or occasional stays: the studio
A studio is one room that does everything: sleeping, cooking, eating and sitting, with a separate bathroom and a balcony. At The Astra Samui it is 26 m² and sleeps 2.
It works well when:
- you come alone, or as a couple for a few weeks at a time
- you spend most of the day out, at the beach, in town or by the pool
- you want the apartment to be easy to lock up and leave between trips
It starts to feel small when two people keep different hours, because there is no door between the bed and the kitchen. It is also hard to work in for long: a laptop on the dining table is fine for an hour, less so for a working week. In the tropics the balcony helps a lot, because for most of the year it works as a second room.
See the plan and the units still open on the studio page.
Couples: the 1 bedroom
The 1 bedroom adds what a studio lacks: a door. Sleeping is in its own room, and living, dining and the kitchen share the other space. At The Astra Samui it is 34–35 m², in layouts A and B.
For a couple this changes daily life more than the extra metres suggest. One of you can sleep in while the other makes coffee. A late call home can happen in the living room with the bedroom door closed. Air-conditioning can run in the bedroom at night without cooling the whole apartment.
What to check on the plan:
- whether the bedroom has its own window, for light and for airing the room in the dry season
- where the wardrobe sits, and whether there is room for two people’s clothes for a long stay
- how you walk from the entrance to the balcony, and whether that path crosses the living area
Layouts A and B differ, so compare both before you settle on a unit. The 1 bedroom page has the plans.
Couples who work or host: the 1 bedroom plus
The 1 bedroom plus is a 1 bedroom with an extra small room. The developer describes it as space for a study, a children’s corner or a second sleeping area. It is 40–48 m² and sleeps 2–3, in layouts A, B and C.
This type suits two situations that a plain 1 bedroom handles badly.
The first is remote work. If one or both of you will work from the island for weeks at a time, a separate room with a door means calls do not compete with the person on holiday. On the plan, look for where a desk and a chair fit, whether the extra room has natural light, and whether its door closes off the living area.
The second is guests. A parent visiting for a fortnight or a friend joining for a week can sleep in the extra room without taking over the living space. It is not a full second bedroom, so for regular guests or older children a 2 bedroom is the honest answer.
The three layouts place the extra room differently, so if the room matters to you, compare them on the 1 bedroom plus page.
Families or two couples: the 2 bedroom
The 2 bedroom is 62–73 m² and sleeps 4, in layouts A and B. It is the only type in the project where every adult or child can have a proper room with a door.
It fits:
- families with two children, or with teenagers who want their own space
- two couples sharing the apartment, or taking turns across the year
- owners who plan to live on the island for long periods and want a full-size home rather than a holiday base
On the plan, count the bathrooms against the bedrooms and see how the bedrooms are separated from the living room. If the bedrooms sit on either side of the living area, two couples get more privacy than if both open onto one corridor. The 2 bedroom page has both layouts.
Ceiling height, storage and outdoor space
Floor area is one dimension of space. Three others matter as much in a tropical apartment.
Ceiling height. The developer gives one figure for the apartments (ceiling height: 2.6 m). A higher ceiling makes the same floor area feel larger and helps the air move, which you notice in the hot months.
Storage. Holiday homes collect things: beach gear, a second set of linen, things you leave for next time. Look for the built-in wardrobe on each plan and ask yourself where a suitcase goes when it is empty. In a studio the answer decides whether the room stays tidy.
Outdoor space. In Samui you will use the balcony morning and evening most of the year. The standard furniture includes a balcony set; the full list is on the furnishing page. Residences look onto the lagoon pool or the tropical gardens. Which one you get depends on the unit, so check it in the 3D model.
In every residence: air-conditioning, mattress with pillows and a water heater at the shower. How to read a floor plan in five minutes
You do not need to be an architect. Take the plan of the type you like and do this:
- Find the entrance and walk the plan with your finger: door, kitchen, living area, balcony, bedroom. Does the route make sense for a normal day?
- Place the bed. Is there space to walk round it, and does the wardrobe door still open?
- Place a table for meals and, if you work, a desk. Is it near a window?
- Look for the air-conditioning units and think about which rooms you will cool at night.
- Check the scale or room dimensions, if the plan has them, rather than judging by eye.
The site plan then shows where the unit sits in its building, and our guide to choosing an apartment at The Astra Samui explains how buildings, floors and views change the choice.
The space checklist
Before you choose a type, answer these honestly:
- How many people will usually stay, and how many at most?
- How long is a typical stay: a week, a month, a season?
- Will anyone work from the apartment, and for how many hours a day?
- Do you need a door between sleeping and living for different body clocks?
- How often will guests come, and where will they sleep?
- Where do suitcases, beach gear and spare linen go?
- Will you use the balcony as a room, and does its view matter?
- If you compare with another project, do both areas include or exclude the balcony?
If the answers point to two types, compare them unit by unit rather than type by type. The how to compare Koh Samui condos checklist helps with that. When you have a shortlist, book a call and we will go through the plans with you and say which open units match.
Questions and answers
How big is a studio condo in Thailand?
It varies by project. Studios in Thai condominiums are usually one open room with a bathroom and a balcony, sized for one or two people. At The Astra Samui the studio size is published on the studio page. Ask whether the stated area includes the balcony before you compare it with other listings.
Is a 1 bedroom condo big enough for a couple?
For holidays and longer stays, usually yes, because the bedroom door lets one person sleep while the other is up. It gets tight if both of you work from home or you often have guests. Then a 1 bedroom plus, with its extra room, is worth comparing.
What is a 1 bedroom plus?
A 1 bedroom apartment with an extra small room. At The Astra Samui the developer describes it as space for a study, a children’s corner or a second sleeping area. It sits between the 1 bedroom and the 2 bedroom in size and price.
Should a family buy a 1 bedroom plus or a 2 bedroom condo?
For a family with one young child, a 1 bedroom plus can work for holidays. For two children, older children or two couples travelling together, a 2 bedroom gives everyone a door to close, which matters more on a long stay than on a week away.
Does the condo size include the balcony?
Listings differ and rarely say. For The Astra Samui this is not yet confirmed, so we do not say either way. Ask for the area on the unit title deed and the size of the balcony for the specific unit you are considering.
